Montebello is an exclusively residential condominium comunity which is totally owned and controlled by the owners at Montebello. This control is accomplished through the Montebello Condominium Unit Owners Association (MCUOA). The MCUOA is governed by a board of nine directors. Three directors are elected annually in May for three-year terms. Board meetings are normally held on the second Tuesday of each month in the Community Center Lounge. On the fourth Tuesday of every month the Board holds a working session where issues are discussed in depth. This is also held in the Community Center Lounge.

The board is advised by standing committees that meet monthly to formulate recommendations. Those committees include: Area Development, Community Activities, Finance & Budget and Buildings & Grounds. In addition, residents volunteer to work on a monthly newsletter, The Times of Montebello, to inform residents about Montebello news and upcoming activities and events.

Montebello condo association employs a General Manager, Facilities Engineer & Preventive Maintenance Manager and Contract & Program Manager to oversee the day to day operation of the property. These managers in turn hire the rest of the 50+ member staff which fulfills such duties as housekeeping, common area maintenance, clerical, and safety and access control.
